In this proposed housing development DB3 are taking an integrated approach between architecture, masterplanning and strategic landscape design.

The brief

DB3 are appointed for RIBA Stage 1 to 4 as architects and masterplanners (including strategic landscape design), to obtain planning permission for a new residential development scheme. The site would consist of 173 dwellings (65% Private Sale and 35% Affordable Housing including wheelchair accessible units), with associated public open space, child play areas, car and cycle parking.  New infrastructure in the form of new access roads, routes and footpaths, also form part of the design proposals.  The project is modelled in 3D using Autodesk Revit.

The site is located in South Ockendon, Thurrock, and is approximately 4.5 hectares in total. The western half is a previously developed brownfield plot and the eastern half is an extant area of Public Open Space. The site is located in a predominately residential area of 2 to 3 storey dwellings, with several local schools in close proximity.

The critical issue throughout the design stage was how to integrate the existing public open space into the masterplan, and how to achieve a high quality and high value place as part of the new development. The masterplan is a public open space / local park led design approach. Sustainability enhancement of the site are part of the new proposals, in particular the ecological, biodiversity, and wildlife habitat creation.

The design has been developed in close consultation with the Local Community, the Council and Local Council Members.  Two Public Consultation events have been undertaken and the feedback from both events has feed directly into the development of the design. The scheme has also been review by the Design Council CABE panel and their feedback integrated into the layouts.

The proposal was presented to Thurrock Council’s Planning Committee on the evening of 23rd September 2021, and the seven members of the Committee unanimously resolved to grant planning permission for the scheme.
