Landlord Fit-Out - CAT A
Landlord Fit-Out - CAT A
DB3 often work with our specialist fit out partners to undertake the design and coordination of Cat A works. This typically refers to a relatively basic landlord fit out that provides the base for a future tenant to fit out the space to their own design. The landlord will however often maintain an element of oversight through a Tenant Fit Out Guide which will set the parameters for any alteration to the base build or its systems
Cat A will usually include the installation of the building’s mechanical, electrical, plumbing and fire safety systems, as well as raised access flooring, and suspended ceilings where applicable. The Tenant fit out will often impact upon the CAT A design in places, and with agreement alterations can occur. These changes however are usually required to be reinstated at the end of the tenure, and the space returned to CAT A ready for the next tenant.
DB3 have a track record of delivering CAT A works as both Architect, and Design Manager, and offer Principal Designer services to compliment.

Tenant Fit-Out - CAT B Design
CAT B Design is where DB3 can work with you to showcase your company vision in a bespoke office design. CAT B not only incorporates functional design elements to ensure the office is fit for purpose, but also has the ability to promote your brand, and develop an office culture which benefits your staff, stakeholders, and clients.
CAT B elements can include, but isn’t limited to, partitioning, fixtures, finishes and equipment, IT and audio visual, feature lighting and graphics, to refreshment bars, gyms, or any array of bespoke joinery that you can think of. Some clients will have design standards already developed that are to be adopted and adapted to the new space, and some clients the design will be brand new and developed in collaboration with DB3.
DB3 will to establish what’s important to you, and what kind of office culture you would like to create. Workplace studies can be developed to understand how your staff work, and what mix of space they need to function at their best, then through workshops, together we will explore concept ideas, and the potential look and feel of your new space. We believe a great design evolves from collaboration between all parties.
CAT B Fit Out
CAT B Fit Out
CAT B Fit Out is where DB3 typically work with a specialist design and build fit out contractor to develop and deliver a design. In these instances the design Architect may have been retained client side, has not been novated, or the works have been subject to a competitive tender.
We work with some of the leading commercial office fit out teams in the UK, and we are proud to have assisted them in delivering exceptional spaces for their clients. Appreciating the nuances of the design and what is important to the end user is critical. Whether a client is due to move into a new space, or their existing space is being refurbished, we aim to work together to minimise the impact upon their business during the process.
Working alongside contractors DB3 have an in depth knowledge of some of the challenges faced; whether that be co-ordination of services, detailing of acoustic junctions, development of joinery with specialists, or compiling and signing off of material samples and benchmarks. Our ability to communicate the quality required, and to facilitate the shop design process is fundamental to achieving the best results down to the minute details.
DB3 act as the conduit between design and construction, and provide support on site, co-ordinating all design information and facilitating the workshop and approval process.

Shell & Core
DB3 put sustainable design at the centre of any new build commercial office project. Ensuring first principles are adhered to in terms of orientation and solar gain, we aim to create a more stable interior temperature, and reduced energy consumption from lighting loads, heating and cooling. Combined with thermal mass, and airtightness we aim to create the optimum internal environment.
Our in-house building services team can complement the Architectural Design by ensuring a holistic approach where the building and the services work together as one. Innovative technology can manage the buildings consumption of resources, whilst renewables can generate energy to reduce your carbon footprint.
As with any new build project we work closely with the client to understand their brief, and any constraints or opportunities presented by the site and statutory requirements. The buildings appearance will develop as a response to these multiple factors to create something that is right for you.
The office itself, especially when designed to shell and core only, is a flexible space capable of being fit out to suit the needs of a high range of tenants.
