As NEC Supervisors we are granted the authority to issue instructions for inspecting and identifying defects during the project’s progress. By promptly addressing these defects, they contribute to maintaining the project’s timeline and overall success. Additionally, we play a pivotal role in issuing Defects Certificates when necessary, ensuring that any issues are appropriately resolved.

Site Visits and Compliance: We undertake regular site visits as agreed with the client to ensure strict adherence to the works information, guaranteeing that the project stays on the right track.
Works Information Understanding: The expertise of our team extends to fully comprehending the works information, and if required, assisting in establishing additional information to enhance project clarity.
Communication and Reporting: Our team maintain transparent and consistent communication with the client throughout the project’s lifecycle. We provide written reports that assess the contractor’s adherence to the works information, in strict accordance with the communication protocols stipulated by the NEC4/3 contract—a multiparty agreement designed for the appointment of multiple partners to collaboratively deliver major projects or programmes.
Reviewing Proposed Changes: Any proposed changes by the contractor are thoroughly reviewed by our team to ensure compliance, with clear reporting to the client.
Query Resolution: Our team actively engage in resolving on-site queries to facilitate effective and professional work progress.
Quality Plan and Audits: We diligently check that the quality plan is adhered to and oversee scheduled quality audits, addressing any non-conforming elements effectively.
Defect Coordination and Management: Our team expertly coordinate and manage defect identification and inspection procedures, ensuring timely resolutions.
Defect Notifications: Any defects identified before the defects date are promptly communicated to the contractor as observations, accompanied by relevant notices.
Defect Correction Monitoring: We closely inspect the completed works to monitor the progress of defect corrections, providing regular updates to the client.
Recommendations on Defects: Our team offer valuable recommendations on whether the contractor has adequately corrected all defects.
Issuing Defects Certificate: The Defects Certificate is issued by our team at the later of the defects date and the last defect correction period, marking the successful completion of the project.
Compensation Events and Disputes: In the case of compensation events, our team assist the client and cost consultant in analysing and resolving related disputes, offering valuable advice.
Record Drawings and Reports: We thoroughly review copies of record drawings provided by the contractor, ensuring compliance with the works information.
Operation and Maintenance Manuals: We carefully review operation and maintenance manuals, offering comments and granting final approval to the client upon addressing any concerns.
Post-Construction Review: After project completion, our team actively assist the project team in conducting a thorough post-construction review and prepare a comprehensive report of findings for the client.
